1.  Northeast Saginaw Sub Zone

Manufacturing zoned property available less than two miles from GM Powertrain – Saginaw Metal Casting Operations.  Also near numerous manufacturing suppliers, Saginaw River shipping lane, two interstate highway access points, active rail yard and Downtown Saginaw.  The Saginaw Tower, a professional office building, is located in the southwest portion of the subzone.

Success Stories:  Michigan Production Machining, Inc. (MPM) has constructed a 34,000 sq. ft. facility that will supply powertrain parts to the nearby GM Powertrain – Saginaw Metal Casting Operations.  Saginaw Metal Casting Operations is producing GM’s new aluminum vortec engine blocks.  MPM invested $6.6 million in the new facility and created 25 new high-paying manufacturing jobs.

The Saginaw Commerce Tower is in the process of being renovated and at the same time being filled up.  The Tower is home to the Saginaw offices of U.S. Senator Carl Levin and Congressman Dale Kildee, Saginaw County Chamber of Commerce, Saginaw County Convention and Visitors Bureau and Saginaw Future Inc.  The building also houses several private sector companies.  Space is still available for lease, but the building is filling up quickly.

2.  Central Business District Sub Zone

Commercial property available in Downtown Saginaw.  The Central Business District runs along the eastern shore of the Saginaw River and is primarily known for professional and medical office space, and entertainment attractions. 

Near one of Saginaw’s two regional hospitals – Saint Mary’s and several health service companies.  Michigan CardioVascular Institute – home of the largest number of cardiovascular surgeons in the State of Michigan is located in the subzone. 

The Ojibway Island Park System and historic Temple Theatre are also in the subzone.  Nearby are the Saginaw Children’s Zoo, Japanese Tea Garden, renovated Saginaw County Event Center and rejuvenated restaurant district.

Success Stories:  The 75-year old Temple Theatre, once a showcase entertainment venue for the region and an integral part of Downtown Saginaw has been reborn through a renovation project by SSP Associates Inc.  Renovation efforts have been completed and the Temple has already hosted a number of events, plays, movies, orchestras and an event featuring Governor Jennifer Granholm.

The Michigan CardioVascular Institute (MCVI) and its developer, SSP Associates, Inc., are pumping new life into Saginaw’s riverfront with the construction of a $10 million medical office building. Strategically located between two regional hospitals, Covenant HealthCare and Saint Mary’s, the new building provides offices for MCVI’s 30 physicians and 200 employees. The MCVI building is home to the largest group of cardiovascular surgeons in the state. Plans for a second building on this site are in progress.  Space in the existing building is still available for lease.

The Saginaw Riverfront Development Commission and the City of Saginaw recently held a grand opening ceremony for the new Ojibway Island docks and west side docks and linear park.  This portion of the project was made possible through a $2 million grant from the State of Michigan.  Boaters for Saginaw’s country music festival and fireworks filled the docks to capacity.

LEASE SPACE AVAILABLE.  Commercial property available near Saginaw’s “Old Town” business district.  Area is known for its unique shops, restaurants and eateries, pubs and nightlife. 

Success Story:  Progeny Properties LLC is renovating the former Carter Building on S. Hamilton Street, and converting it into a restaurant called Jake’s Old City Grill. The"casual upscale" steakhouse and martini bar will be located just south of the Court Street bridge.  In 2001, the city of Saginaw, Saginaw Downtown Development Authority and SFI worked together to secure virtually tax-free Renaissance Zone designation for the entire block that the former Carter Building sits on. The incentive helped encourage investment in the building and is expected to draw further development in the area. Jake’s Old City Grill is expected to create 35 jobs with 15 being full-time and is slated to open in Spring 2005. Future plans call for market-rate condominiums in the building's upper levels.
